Steel Prices Continue to Rise *

The price of steel has seen multiple price rises over the course of the last 24 months and will continue to rise moving forward. Steel prices in general continue to rise on the back of a very volatile global steel environment.

There are a number of the local factors contributing to demand in Australia also. The rural economy are reporting a boom in agricultural investment on the back of some excellent seasons, particularly for the eastern states. Record levels of residential home construction, particularly for detached dwellings are being reported. This seems to be driven by a combination of funding incentive via Commonwealth and the state government support schemes such as HomeBuilder, and a growing trend to lifestyle changes away from capital city CBDs.

Next generation ZINCALUME® steel’s patented Activate® technology introduces magnesium into the aluminium-zinc alloy coating, improving galvanic protection by activating the aluminium. The result is a tougher protective coating that's more resistant to scratches and scuffs encountered during construction.

The protective coating innovation also increases the product lifespan of next generation ZINCALUME® steel whilst using fewer metal resources. Compared to ZINCALUME® steel AZ150, next generation ZINCALUME® steel AM125 has a smaller environmental footprint^ in all 18 Life Cycle Assessment (LCA) categories assessed.

Over a 17 year period, more than 5,000 panels have been tested in a wide variety of laboratory and ‘real world’ climatic conditions. Additionally 50 building sites, comprising a wide range of applications, as well as 5 purpose built test structures have been tested in the real world, including extreme marine environments. The result is confidence that next generation ZINCALUME® steel is more durable and more resilient.

From its launch in August 2013, roofing applications made from next generation ZINCALUME® steel will be backed by a warranty of up to 36 years, including warranties closer to marine environments.

Next generation ZINCALUME® steel is made only by BlueScope Steel and will be identified by its brand mark, which is printed on the steel. Check for the brand and you can be sure it meets AS1397, and the "deemed to satisfy" requirements of the Building Code of Australia (BCA) for roofing and walling applications. Specify correctly by name - ZINCALUME® steel AM125.

Walls Heights on Adjoining Boundaries

One of the common issues in construction is heights on boundaries. If a construction is not complying with the wall heights on boundary (Regulation 79 and 80 of the building regs) we must obtain a consent from the council and comments from the adjoining owner to go ahead with this build, these are not always guaranteed to be approved each will be assessed on their merits.

A wall is considered on the boundary if it is on or within 200mm of a side or rear boundary. Regulation 80, Walls and carports on boundaries, allows for a maximum average height of 3.2m and a maximum wall height of 3.6m, measuring from the natural ground level and including any fill, crushed rock, and slab underneath the structure. The further away from a boundary, the higher the structure is allowed to be without an additional consent. Regulation 79, Side and rear setbacks, monitors the height of the structure from 1m off the boundary and allows for a maximum height of 3.6m at this point. A structure that is greater in height than 3.6m will need to be further of the boundary or apply for the council consent to be outside this build regulation.

If a wall is on or within 200mm of a boundary there are also restrictions on the length that is allowable without the additional report and consent from council. This is based on the length of the adjoining owner’s property boundary relating to the shed location. Regulation 80 allows for a length of 10m + 25% of the remaining boundary length. E.G If your boundary is 38m but the adjoining owners that we are building up against is only 25m the maximum length of the shed without a report and consent is 10m + 25% of the remaining 15m of the adjoining owner’s boundary, 13.75m.
